Some landed homes in Iskandar Puteri cost more than RM1 million because buyers are paying for a particular combination of land, house type, location and condition. The area also includes homes below that level. A regional address alone cannot explain the value of an individual property.

Are all landed homes in the area above RM1 million?
No. Brickz reported an RM850,000 median across 731 recorded landed transactions in Iskandar Puteri for August 2025 to July 2026. The middle half of the recorded sales fell between RM630,000 and RM1,260,000. That spread reflects different properties; it is not a quotation for a particular house.
What can create a higher price?
House type and usable space. A terrace, cluster home, semi-detached house and bungalow offer different amounts of privacy and land. Compare within the same type before deciding that one is expensive.
Land and lot position. A corner lot may offer additional outdoor space, but its usefulness depends on shape, slope, access and permitted use. Land area and built-up area are different measurements. Ask which measurement is used in any price-per-square-foot calculation.
Specific location. Two houses in the same township can have different road exposure, surroundings and access. Check the exact street rather than paying for a township name alone.
Condition and work required. A recently maintained house may reduce immediate work. An older house with a lower price may still be attractive if the purchase and repair budget remains sensible. Renovation cost does not automatically translate into equal resale value.
Does a higher price mean better value?
Not necessarily. Consider two hypothetical homes: House A is RM950,000 and needs RM150,000 of work; House B is RM1,050,000 and needs RM30,000. Their purchase-plus-work totals are RM1.10 million and RM1.08 million respectively, before other costs.
House B has the higher asking price but the lower combined amount in this illustration. Actual repair estimates, financing and transaction expenses still need to be checked.
How do you assess the asking price?
Review completed sales of similar properties, not just online advertisements. A seller can ask any amount; the bank's valuation may differ. If the loan is based on a lower value, you may need more cash than expected.
Choose the features that improve your own life. Extra land, additional rooms and extensive landscaping all bring responsibilities as well as benefits. A smaller, more convenient home may be the stronger choice for a household that values time and manageable costs.
