The RTS Link may change which Johor Bahru homes are convenient for cross-border workers. Its effect on an individual property will depend on station access, the price paid and competing housing supply. There is no sound reason to assume every JB home will rise in value by the same amount.

A joint announcement by Singapore's Land Transport Authority and Malaysia's Ministry of Transport on 2 October 2026 said passenger service was expected to start in February 2027. That target remained subject to independent safety certification and final regulatory approvals. An expected opening date should not be treated as confirmed operation.

The planned link connects Bukit Chagar with Woodlands North. LTA describes a design capacity of up to 10,000 passengers per hour in each direction and immigration facilities that allow both countries' clearance at the departure point.

Which homes could benefit from better connectivity?

For someone working in Singapore, a home with a practical journey to Bukit Chagar could become more useful. However, walking access, a reliable bus connection and driving to a station are three different experiences.

Before paying a premium, compare the total journey: home to station, immigration and waiting, the train ride, and the onward trip to work. Include ticket costs, parking and any connecting transport. A short rail crossing does not mean a short journey from your front door to your office.

Horizon Hills and other Iskandar Puteri communities should be assessed using the buyer's actual route. Do not assume a home chosen for access to the Second Link will have the same transport advantage as one near Bukit Chagar.

Will rental demand and prices increase?

Improved access could attract tenants who value a more predictable commute. This is a market possibility, rather than a verified rental forecast. New supply, asking rents, unit condition and the cost of alternative homes will also matter.

An investor should compare achievable rents with vacancy, management fees, repairs and financing. A property can attract attention while still delivering a weak return at its asking price.

What should a buyer check first?

Visit the area at the times you expect to travel. Compare recent completed transactions for similar homes and calculate whether the quoted price already includes a large transport premium. Choose a home that remains workable for your family if service arrangements or commuting patterns change.
